The graphic-friendly newspaper provides some nice numbers and charts to capture Knoxville's not-so-bad real estate situation, but it sets the Fourth and Gill neighborhood aside as an up and comer:
Fourth & Gill is a historic neighborhood that fell into neglect in the last century. "It's an urban pioneer neighborhood," says Suzy Trotta, a real estate agent at Coldwell Banker Wallace & Wallace. "It's reclaiming its former glory," she says, but it's still a work in progress.
Queen Anne and Craftsman-style homes date from the 1880s to the 1940s. The walkable neighborhood is close to downtown and a public park.
Buyers can get good deals if they are willing to rehab a distressed home, Trotta says. Prices can go up to $899,000, but one renovated two-bedroom bungalow built in 1920 is priced at just $119,900.
